This project represents a complete reimagining of a traditional property—expanding its footprint, enhancing its structure, and reshaping every interior space to reflect a contemporary way of living. The scope included a rear extension, an ambitious loft conversion and a comprehensive internal renovation with a bespoke kitchen and three new bathrooms.
Although initial planning permission was in place, complexities quickly emerged regarding material specifications and party wall agreements. Through careful negotiation, technical refinement and strategic redesign, we resolved all planning constraints and submitted the required amendments, ensuring the project could progress seamlessly.
Architectural & Structural Vision
The loft conversion was the architectural centrepiece, demanding both precision and creativity. To achieve the dramatic spatial volumes envisioned, we engineered a structural solution around a 6-metre steel beam, craned into position due to its scale.
Because the client sought a fluid, uninterrupted ground-floor layout—with natural light travelling from the façade all the way to the rear extension—the existing central supporting wall could not remain. This required a complete re-strategising of the load-bearing system.
Our structural intervention introduced:
Primary steel beam installation, supported on padstones, forming the backbone of the open-plan space
Chimney breast removal beamwork, allowing the room geometry to be fully liberated
A new steel lintel creating a generous opening between front and rear reception spaces
Rear structural beam connecting the extension to the original house, enabling a seamless indoor–outdoor transition
These elements worked together to create expansive, light-driven interiors while maintaining rigorous structural integrity.
Reconfigured Interior Architecture
The internal layout was thoughtfully re-authored to improve spatial flow and functional clarity. Doorways were repositioned to create more intuitive circulation routes and to accommodate modern living arrangements, including optimal placement for sofas, TV positions and the kitchen’s working geometry.
The result is a home that feels harmonious, purposeful and architecturally coherent—every movement through the space now feels natural and considered.
Bespoke Kitchen: Craftsmanship & Light
The kitchen was designed and crafted entirely in-house with an emphasis on timeless character and contemporary sophistication. Traditional detailing is paired with refined finishes and high-end appliances, creating a space that is both warm and elevated.
Light plays a central role in the extension:
Skylights placed near the rear elevation wash the kitchen in daylight
Large French doors frame garden views and draw sunlight deep into the plan
Bold black accents provide architectural contrast and a sense of grounded elegance
The interplay of materials, light and form creates a kitchen that feels both inviting and striking.
Three Distinctive Bathrooms
Each bathroom was designed to express its own identity while maintaining coherence with the overall architectural language:
Ground Floor Shower Room: Ingeniously located beneath the staircase, complete with a rear-positioned shower—maximising every cubic inch of space.
First-Floor Family Bathroom: A generous, light-filled room featuring a traditional bathtub and elegant finishes.
Loft Ensuite Sanctuary: A spa-like retreat with both bathtub and shower, where you can recline beneath views of the sky—an experience made possible by the new loft architecture.
Loft-Level Geometry & Views
At the uppermost level, large bi-fold doors open onto elevated green views, transforming the loft into a serene vantage point. The relationship between interior space and landscape becomes a defining feature, offering a rare sense of openness high above the garden.
